Hi, we’re Nick and Shannan!
Nick leads most of the coaching, helping students build profitable mid-term rental businesses through the Smart Lease Method™ while maximizing time freedom. Over the past three years, he’s coached 500+ individuals, showing them exactly what works (and what doesn’t) in this space.
Shannan is the creative and strategic force behind the program—developing curriculum, managing course design, and ensuring every resource and system is structured for success.

OUR STORY
We didn’t come from money or real estate backgrounds — just a desire for more freedom and time with our family. After getting our start hosting unique rentals in California, a move to the Pacific Northwest led us to accidentally discover the midterm rental niche when travel nurses began booking our house-hack unit for months at a time. The cash flow and stability far outperformed anything we’d seen with short-term rentals.
So we doubled down — buying and smart leasing more and more, adding midterm units with every move. We didn’t use partners or fancy financing — just discipline, hustle, and reinvesting everything back into the business. Before long, those midterm rentals replaced our W-2 income and gave us back something even more valuable than cash flow: our time.
Today, we run MTR Authority to help others build businesses that create freedom — the kind where you can choose how you spend your days, be present with your family, and build real, lasting wealth through a simple and proven strategy.

Our Smart Lease Method™ allows you to lease properties from owners and professionally offer them as midterm rentals to corporate clients, traveling medical professionals, and relocating families. You’re not buying the property — you’re operating it as a high-quality furnished rental — which significantly reduces upfront costs and allows you to scale quickly and sustainably.
Many of our students secure their first property within 30–60 days of starting the program. With the right effort and implementation, you can begin generating income shortly after securing your first property.
Our program specializes in the arbitrage model for midterm rentals, which allows for faster scalability with less upfront investment. We combine expert guidance, hands-on support, a like-minded community, and a proven system to help you build a profitable business, even if you’re starting from scratch.
Earnings vary depending on the property and market, but many of our students achieve a monthly net profit of $1,000–$2,500 per property. As you scale, your earnings grow exponentially with each additional property. Essentially it is up to you and what works for your situation, how much you want to scale and grow.
